What builders actually budge on in Noida prices
Since January I've been seriously looking for a 2BHK in Noida, totally fed up of renting. My landlord raised rent again, so I'm finally taking the plunge. I checked out some projects, including Sunshine Infrawell in Sector 50, and the prices are just... wow. For a decent 2BHK, it's easily ₹80L-₹90L. The EMI vs rent math is finally making sense though. My big question is about negotiation. Does anyone have experience knocking off prices in Noida? Builders usually quote a figure, but is there real room for negotiation beyond just a few lakhs? I'm wondering if things like PLC or floor-rise premium are negotiable too, or if those are fixed. Also, what payment plan is smarter? Construction-linked or a bigger down payment? I'm trying to figure out how to get the best deal without any surprises. Any advice on what to push for?
