Kitna realistic hai builders ka 'all-inclusive' price Chandigarh mein, especially for Sector 24C? I work in real estate, but ab khud ke liye property dekh raha hoon toh alag hi picture dikhti hai. Builders jo final quote dete hain, usme registration, stamp duty, aur parking ka cost kitna inflate ho jaata hai? Often they conveniently forget about PLC, OC charges. What about the actual cost of good interiors? I'm looking at a 2BHK around ₹90L, par I'm guessing all-in cost ₹1.1 Cr tak jaayega easily. Kya yeh figure sahi hai? Koi recent buyer hai jo apna actual outflow share kar sake? Real numbers chahiye, not brochure figures. Has anyone negotiated hard on these 'fixed' charges?

Koi hai jisne recent booking ki ho aur usko actual final figure kya pada? Mera budget tight hai aur main ₹1.1 Cr se upar nahi jaana chahta for a 2BHK. Kya Chandigarh mein abhi bhi affordable options hain, ya sab over-priced ho gaya? Mujhse toh ab builders ki baaton pe trust hi nahi hota.
Exactly, main bhi yahi dekh raha hoon. Current market conditions mein demand high hai aur supply limited, especially for good locations. Builders toh prices badha hi rahe hain. Negotiate karna bahut mushkil ho gaya hai. Abhi toh builders ke paas inventory kam hai, toh woh sunte hi nahi. Lagta hai aur wait karna padega ya phir budget badhana padega. No clean resolution to this problem.
Affordable options mil jayenge, par you might have to look slightly outside like Zirakpur ya Peer Muchalla. Chandigarh proper mein toh mushkil hai ab ₹1.1 Cr mein 2BHK all-in, especially for a good location. Market bahut hot hai abhi.
Sahi baat hai yaar, interiors ka bhi alag headache. Builder wale toh bas basic finish dete hain, usme rehna mushkil hai. Achhe interiors karwao toh ₹5-7L aur lag jaate hain.
This is a serious issue. RERA guidelines mein toh clear likha hai ki all charges should be disclosed upfront. But builders play smart. They show a base price, then add floor rise, PLC, club membership, power backup, IFMS, maintenance advance, and finally GST on everything! Mera ek relative New Chandigarh mein plot liya tha, usko toh development charges ke naam pe alag se charge kar diya. Sab mila ke 20-25% extra easily, aur yeh minimum hai.
Sector 24C ka toh pata nahi, but Mullanpur Garibdass mein bhi same haal hai. Mera 2BHK ka initial quote ₹85L tha, finish karte karte ₹1.05 Cr tak pahunch gaya. Bas parking aur electrical fittings ke naam pe loot liya. Aur upar se GST alag.
Konsa project hai Mullanpur mein? Mujhe bhi wahan dekhna tha. Aur parking pe thoda bohot negotiate ho jaata hai kya, jaise aapne bataya?

Bhai, totally agree! Yeh 'all-inclusive' toh bas naam ka hai. Mera bhi ₹15L extra lag gaya jab finally book kiya, aur woh bhi ek chhota sa 2BHK. Itna stress ho gaya tha, lag raha tha EMI kaise manage karunga. Bahut hidden costs hote hain.
Exactly! Aur phir jab OC ke time par charges lagate hain, tab lagta hai ki yeh toh brochure mein tha hi nahi. Mera friend toh Manimajra mein ek project mein fasa tha aise hi. Bolte kuch hain, karte kuch hain. Builder ne bola tha ek saal mein possession, 3 saal lag gaye.
Sahi keh rahe ho. Registration aur stamp duty toh dikhate hi nahi pehle, bolte hain market rate par lagega. Aur parking ka charge toh fixed hota hai, usme negotiation ka scope hi nahi dete.
