Okay, I'll be honest — I work in real estate, but buying my own 3BHK in Delhi is a whole different beast. I'm looking at places around Dwarka or Rohini, maybe even Block 2, with a budget around ₹1.8-2Cr. Tricone Projects India Limited has a few options, but I'm trying to figure out the *actual* all-in cost. Builders always quote one price, but then there's stamp duty, registration, PLC, parking, IFMS, maintenance deposits... it just keeps adding up. What hidden charges should I really watch out for that only pop up near possession? Honestly not sure if these pre-launch "discounts" are ever truly better than waiting, or just a marketing gimmick to rush buyers. What's your experience, especially with the final settlement shockers?

Totally relate! Builders will never tell you the full picture. I was looking at a project near Dwarka Sec 13 last year, quoted 1.5 Cr for a 3BHK. By the time I factored in Stamp Duty (7% in Delhi!), registration, PLC for park-facing, and then the 'club membership' and 'power backup installation' charges that only appeared in the final stages, it shot up by almost 18-20%! Those pre-launch discounts are a trap, they just hide these later costs. My experience with final settlement shockers was brutal.
