₹72 lakh for a 2BHK in Pratap Vihar, that's what County Group quoted. Kids have moved out, so we're selling our big house for something smaller, more manageable. I'm wondering, Ghaziabad mein negotiation kitna possible hai? Is 5% off the table? Also, what all is truly 'all-in cost'? Stamp duty, registration ke alawa, are there hidden charges jo possession ke time par aate hain? We're relying on our existing property's resale, so don't want any nasty surprises with our retirement funds.

Pratap Vihar mein ₹72 lakh for a 2BHK sounds steep, especially from County Group. Negotiation 5% toh mushkil hai, but 2-3% try kar sakte ho. Builders often add IFMS, club membership, and car parking charges separately, which inflate the 'all-in' cost.
Totally agree. My friend booked with them in Ahinsa Khand 1 last year. Unko bhi initially ₹65 lakh bola tha, but possession ke time almost ₹70 lakh ho
