What builders don't tell you about Ghaziabad amenities
Ghaziabad – been looking at projects here for months now. I work in real estate but buying for myself is totally different, makes you question everything I know builders don't usually tell you. I'm checking out Aask Homes 04 and the brochures always highlight these grand clubhouses and advanced security systems. But honestly, are these clubhouses ever fully utilized? Or do they just become expensive ghost facilities contributing to high maintenance? Like, after a year, is the pool even clean? And for security, they promise CCTVs everywhere, smart visitor management. Does it actually work, or are guards just sleeping? I'm looking for long-term value. What's the real-world experience with these amenities and their upkeep? Does it justify the premium?

Just say you're a prospective buyer and wanted to know about the society. Most people are happy to share their experiences, especially if they've had good or bad ones. Ask about maintenance staff, frequency of cleaning, and common issues.

Mera experience toh bahut kharab raha hai with another builder in Ghaziabad. Brochure mein Olympic-size pool aur sports complex dikhaya tha, possession tak bas ek chhota sa pool aur ek badminton court mila. Builder ne bola 'delay ho gaya' and then completely ignored it. It adds so much to the cost but amenities are never fully delivered or maintained. This is why I'm so scared about Aask Homes 04 and their claims, especially for such a big investment.

My cousin lives in Abhay Khand, same builder ka project. Wahan security initially achchi thi, but ab visitors ko easily andar jaane dete hain, koi check nahi hota. CCTV cameras bhi sirf show ke liye hain sometimes, especially in the parking lot. So, don't trust the initial impression – builders often staff up for initial sales and then cut corners.

That's my worry too. Mera ek dost rehta hai Ahinsa Khand II mein, wahan ke clubhouse ka pool 6 mahine se band pada hai. Builders bas initially hype create karte hain.
