What builders don't tell you about Ghaziabad amenities

Honestly, buying for myself is way different than selling for others. I know the marketing spin, but Balaji Azalea mein promised amenities vs delivered ka kya scene hai? Especially clubhouse aur green areas. Brochure mein toh sab sahi lagta hai, but real mein family use kar paati hai ya sirf show-off hai? What's the ground reality?
