posted on 7 MayWhat builders don't tell you about Ghaziabad's power backup
Did a site visit to Aask Homes 04 last Saturday. I work in real estate but buying for myself is different, ya know? Builders talk a lot about amenities, but I'm really digging into the basics for long-term ROI. Specifically, power backup. They say 'full backup' but it's often just common areas or 1-2 points. What's the real story there for Aask Homes 04? Also, water supply – is it reliable or are people dependent on tankers? This affects tenant attraction and maintenance costs big time. Anyone living there or heard actual experiences? Does partial backup really save on maintenance or just frustrate tenants?

Considering the price range of ₹81 L – ₹1.6 Cr, Aask Homes 04 is on the higher side for Ghaziabad if these basic issues persist. Current market conditions in Ghaziabad are a bit slow, so buyers have some leverage. Don't rush into it. Try to find residents on other groups or even physically visit during off-peak hours to talk to people directly. Better to be sure before committing.
Yes, U5, the market is definitely favouring buyers right now. For a completed project like Aask Homes 04, a detailed due diligence on operational aspects like power and water is non-negotiable. If they can't provide full backup, they should at least be transparent about the number of points. Otherwise, it's just another builder trick. What did you end up doing after your site visit, U1?
U5, good point about market conditions. Builders are desperate to sell.
My cousin bought in Afzalpur a few years back, and it was a nightmare. They promised 24/7 water but it was only for a few hours in the morning and evening. Had to install a separate water storage tank and still ended up calling tankers. For Aask Homes 04, given it's completed, you should definitely check with actual residents about the water pressure and frequency. Don't rely on the sales team, they'll always paint a rosy picture.
Haan bhai, tenant attraction will suffer big time. No one wants to live without proper water or power.
Totally agree with U4. My uncle faced similar issues in Achchheja. These builders lure you in with amenities but compromise on basics. For Aask Homes 04, if you're buying for rent, unreliable water and power will definitely make it tough to find good tenants, affecting your ROI directly.
I've heard mixed reviews about Aask Homes in general. For Ghaziabad projects, especially those completed a few years ago, power backup is a constant headache. Is Aask Homes 04's RWA active? An active RWA can push for better services, warna builder toh haath khade kar deta hai.
RWA is key. Without them, maintenance charges just keep rising with no accountability for services.
U3, you hit the nail on the head! RWA is crucial. Aask Homes 04 ka RWA abhi form ho raha hai, but it's a slow process. Neighbouring societies in Abhay Khand have active RWAs and their issues get resolved faster. Without it, you're at the mercy of the builder's maintenance team which is often understaffed.
This is exactly my concern! I'm also a first-time buyer and the 'full backup' claim is such a red flag. What about the quality of construction for Aask Homes 04? The prices are ₹81 L – ₹1.6 Cr, which is a significant investment.

Sahi kaha, U1. My friend lives in Ahinsa Khand 1, and same story there with a different builder. Aask Homes 04 is COMPLETED, so you can actually talk to residents. For water, they mostly rely on borewell, but peak summers mein tankers lagte hain. Maintenance costs toh badhte hi hain.
Bhai, Aask Homes 04 mein power backup ka issue toh sabko pata hai. It's mostly common areas. Ghar ke andar toh inverter lagana hi padta hai.
