What builders don't tell you about negotiation in Pune
My lease ends in 3 months and honestly, I'm stuck on this property search in Pune. I work in real estate, but for my own 2BHK, it feels completely different. Looking at Dhanori, maybe Capstone Landmarks. My budget is around ₹80L, for a 2BHK. Builders ka ‘fixed price’ policy kitna true hota hai? How much can you actually negotiate on a new project? Kya spot discounts genuine hote hain ya bas sales pressure to close a deal? I know builders play games, but for an end-user, it's confusing. Aur hidden charges ka kya scene hai? Beyond stamp duty and registration, what are the common surprise costs near possession that builders don't mention upfront? Like OC, utility connections, society charges – kya kya dikhta hai at the end? Any tips to avoid these shocks? Need real-world experiences, especially from Pune buyers.

Dhanori is a decent area though, for 80L you might find something good.
