What builders don't tell you about Noida project quality

Sector 150 - been eyeing this area for a while now, especially with Jewar Airport coming up. I work in real estate, so I know the marketing spiel, but for my own 3BHK, I'm super careful. Builders like Godrej Properties, ATS, aur Mahagun projects dekh raha hoon. Honestly, Godrej ka delivery track record acha sunte hain, but ATS ya Mahagun mein construction quality ka kya scene hai, especially after 2-3 saal? Kya plaster cracks ya seepage issues aate hain? I'm also worried about hidden charges. Builders often surprise you with PLC, EDC at possession time. Kya yeh sab builders same game खेलते हैं? And for an end-user, which one gives better resale value in 5-7 years? Matlab, jahan actual families settle hoti hain, ghost buildings nahi. Not sure about Gaursons or ACE Group for my budget, but open to opinions. What's the real word-of-mouth on their post-possession support?
