Budget finalised, loan pre-approved – now stuck on which sector. I'm based in Dubai, so site visits mushkil hain. Not sure if it's true, but suna hai Noida mein price negotiation actually work karta hai? Sai Dham Infra Projects ya Sector 150 mein, kitna discount expect kar sakte hain on a 2BHK? Aur all-in cost mein kya hidden charges hote hain jo builder batate nahin?

Bottom line is, negotiation is definitely on the table, but it requires a lot of homework, especially from afar. For hidden charges, assume they exist and demand a detailed breakup. Maybe hire a local property consultant or a lawyer to do the due diligence for you if site visits are tough. What's your expected budget for the 2BHK, roughly? That might help us suggest more specific areas or projects. Hope you find a good deal!
Being in Dubai makes it extra challenging, yaar. The Noida market right now is a bit stable, not seeing crazy appreciation like pre-2016, but steady. Demand is there, but so is supply. Builders are keen to sell, so negotiation is possible, but don't expect miracles. For a 2BHK in Sector 150, the base price itself is substantial. My advice would be to thoroughly vet the builder's RERA compliance, financial stability, and past project delivery. Hidden charges can easily add 10-15% to your base cost, so factor that in. Don't trust verbal commitments, get everything in writing.
Sector 150 is definitely a prime location with good connectivity, but prices are already quite high there. Sai Dham Infra Projects ka track record thoda mixed suna hai, especially regarding delivery timelines. For a 2BHK, expecting more than 3-5% discount might be tough, unless it's a distress sale or a very old inventory. Have you also looked at areas like Ajayabpur in Greater Noida? Thoda further hai but value for money mil sakta hai wahan. Kya aapne RERA registration number check kiya builder ka?
Regarding Sai Dham, ek friend ne wahan invest kiya tha kuch saal pehle. Possession mein kaafi delay hua tha aur quality bhi average hi thi. They eventually delivered, but the stress was immense. Make sure you check their RERA status and past project delivery dates very carefully. Also, current market conditions mein buyers ke paas thodi negotiating power hai due to increased inventory, especially in projects nearing completion. Don't rush into anything from abroad.
Sector 150 is good but overhyped. Ajayabpur is a better bet for long term appreciation if budget is tight.
Hidden charges? Oh, where do I even begin! This is the biggest headache for first-time buyers. They quote one price, and by the time you sign, it's inflated by lakhs. Common ones are PLC (Preferred Location Charges) for corner flats or higher floors, IDC/EDC (Infrastructure/External Development Charges) which are usually fixed but sometimes bumped up, car parking charges (even if they say it's 'free'), club membership, power backup installation, maintenance advance, and GST on everything. Property tax, registration, stamp duty toh alag se hai hi. Always ask for an 'all-inclusive' cost sheet with no hidden clauses.
The best way is to ask for a complete breakdown of all charges, including IFMS (Interest Free Maintenance Security) and even the cost of the electrical meter connection. Don't be shy to ask for a soft copy of the draft agreement before booking. That's where all the small print hides.
My friend got burned by 'lease rent' charges that were not disclosed upfront. It was a substantial amount annually! Made a huge dent in his budget. Always get everything in writing, especially when you're not there to check. These builders are very clever.
Totally agree! Don't forget the 'fitting and fixture' charges. They'll tell you it's for quality, but it's just another way to add cost.
Bhai, you're absolutely right about negotiation! Noida mein yeh cheez chalti hai, especially with ready-to-move properties or when builders are trying to clear inventory. I've heard stories where people got 5-10% off the quoted price, but it depends heavily on the project and how desperate the builder is. Sai Dham Infra projects ka toh mujhe idea nahi, but Sector 150 mein competition high hai, so you might have a chance. But how do you even start negotiating when you're not physically there? Any tips from others?
Negotiation is possible, but don't just ask for a discount. Try to get better payment terms, or maybe some included amenities like modular kitchen or ACs. Sometimes that works better than a straight price cut. Aur haan, if you're buying from Dubai, make sure you have a trusted local contact to negotiate on your behalf. Builders can be tricky.
Haan bilkul! Negotiation works. I got a small discount on my flat in Alpha I Greater Noida just by asking. Builders usually keep a margin for this.
