What builders don't tell you about PLC and floor-rise premiums in Noida
₹1.8 Cr for a 3BHK in Sector 140, even with Lotus Parkscape's name, feels like a lot for just floor rise and PLC. I'm currently in a 2BHK and planning to upgrade, but yaar, ye extra charges samajh nahi aa rahe. Is the floor-rise premium really justified, ya bas builder ka tareeka hai to inflate price? Like, for a high floor, I get a better view, but is it worth paying lakhs extra for? Also, secondary market mein negotiation ka scope zyada hota hai kya compared to new projects? I've heard you can sometimes get better deals there, especially if sellers are desperate. Koi experience share kar sakta hai? What are the practical negotiation tactics for these premiums? Aur all-in cost mein kya-kya hidden cheezein hoti hain? I don't want any last-minute surprises. Any tips on avoiding them?
