What builders don't tell you about post-booking reality
Been looking at flats in Whitefield for myself for about six months now. I work in real estate, so I know the marketing spiel, but buying for myself feels completely different. I'm eyeing a couple of 3BHKs, one from Prestige and another from Sobha, both around ₹1.8 Cr. Both look good on paper, but what's the real ground reality with their construction quality after possession? Any surprise hidden charges like PLC or maintenance deposits that only pop up at the very end? And frankly, how's their customer support after the booking amount is paid? Which one would you trust more for a smooth handover?

Prestige vs. Sobha for quality? Both are premium, but I've heard Sobha is generally a notch above in terms of finish and construction, especially structural. Prestige sometimes cuts corners in common areas or minor fittings, seen it in a project near Adigara Kallahalli. But then again, their prices reflect that too.
Consistency is key! My experience with a different builder (not these two) was a nightmare. They kept pushing possession dates, and when we finally got the flat, half the promised amenities weren't ready. The customer support was non-existent post-booking. It felt like they just wanted our money and then vanished. Don't fall for glossy brochures!
Haan, jaise lift quality, sometimes lobby tiles, or even the paint quality in the common corridors. My cousin lives in a Prestige project in Aavalahalli, and he had issues with water seepage from the terrace after 2 monsoons. Sobha seems to be more consistent overall from what I've heard.

Yes, it's legal if it's in the fine print, which it always is! I almost booked a flat in Akshayanagar last year, and the builder (won't name them here) only mentioned the 'corpus fund' and 'advance maintenance' at the final signing stage. It was almost 2.5 lakhs extra! Luckily, I had a lawyer review the agreement thoroughly. Always read EVERYTHING, don't just rely on sales talk.
