What builders don't tell you about post-possession snags

Not proud of this, but even working in real estate, buying for myself is a different ballgame. Everyone glorifies amenities, but nobody talks about the *real* construction quality issues that pop up after a year affecting resale value. I'm looking at Alkaraj Homes by MK Developers in Ghaziabad. My main worry as an investor is the post-possession snag list. Does anyone have experience with their finishing? Matlab, do you see cracks, seepage, fittings breaking within a year? Also, power backup, is it full flat or just common areas? Yeh sab maintenance costs aur tenant attraction pe kitna impact karta hai. Change my mind, but I feel initial build quality affects long-term ROI more than a fancy clubhouse.
