Builders are pushing hard on areas like Tellapur and Narsingi, linking them to the upcoming RRR and Pharma City. I know what builders don't tell you about project schedules. Is the promised RRR completion timeline realistic, or are we looking at typical delays? Will these areas genuinely appreciate quickly, or is it a 5-7 year play? The original RRR completion target was 2025, which is clearly unachievable now. Latest reports suggest 2028-2030 for full operational status, and that's optimistic. So, for areas like Tellapur and Narsingi, the real impact will only be visible post-2030. Anyone buying now purely on RRR hype needs to factor in this delay. Current market conditions in Hyderabad are strong, but oversupply in peripheral areas could also be an issue if demand doesn't catch up.
U10, very few. Reputed builders like My Home, Prestige sometimes deliver on time, but even they can have minor delays sometimes. But for smaller, newer builders, delays are almost guaranteed. Always check their past project RERA completion dates and actual possession. That's the real data.
My personal experience with builder timelines has been a nightmare. Booked a flat in a project near Begumpet 5 years ago, promised possession in 3 years. Abhi tak construction chal hi raha hai, RERA date bhi extend ho gayi hai twice. The builder just keeps giving excuses. So, RRR ki timeline pe toh main bilkul bharosa nahi karunga. Always add 2-3 years to whatever they promise, minimum.

U6, appreciation depends on so many factors. My friend booked in Gachibowli 8 years ago and got almost 3x. But woh different market conditions the. Tellapur mein, if RRR completes on time (big IF), maybe 1.5x to 2x in 7 years is realistic, but only if demand sustains and no oversupply.

Totally agree with you, bhai. RRR ka promise to puraana hai. Builders bas hype create kar rahe hain. I remember booking a flat near Attapur a few years back, they promised metro connectivity in 2 years, abhi tak kuch nahi hua. Tellapur aur Narsingi mein bhi same story lag rahi hai. Real appreciation tabhi aayegi jab actual infrastructure ground pe dikhega, sirf master plan pe nahi.
U3, I think wait karna hi better hai, unless you get a really good deal jo existing infra ke basis pe ho. RRR ke liye 5-7 saal toh minimum pakad ke chalo for any significant impact. Don't rush into it just because of builder pressure or FOMO.

Haan yaar, Attapur ka example sahi diya. Main abhi Ameerpet mein rent pe rehta hoon and even there, existing infrastructure is struggling to keep up. RRR toh bahut bada project hai, time lagega hi. Builders ka toh kaam hi hai sapne dikhana, unki baaton pe pura bharosa mat karo.
