Okay, I'll be honest – I work in real estate, but buying for myself is a whole different ballgame. I'm checking out Saranya Sannidhi, it's completed and the ₹75L-1Cr range seems decent. I know what builders don't tell you, especially with carpet area vs super area games. For actual residents, how's the apartment layout and carpet area efficiency? Does it feel genuinely spacious? Are amenities truly useful daily, or just for show? Worried about noise levels too, tbh. Is it truly good to live in, or just good on paper?

I visited Saranya Sannidhi last month. Layouts looked okay on paper, but some units felt a bit cramped for a 2BHK, especially the kitchen and common areas. Amenities are there, but the gym was small, and the swimming pool looked barely used or maintained. For ₹1 crore, I expect more 'wow' factor and genuinely spacious living. Anyone knows about the actual monthly maintenance charges?
U8, haan yaar, fixtures ka bahut issue hota hai. Seen it personally in so many new flats. Ek baar toh pura wiring change
Maintenance charges are usually around ₹3-5 per sqft in Bengaluru for completed projects like this. So, for a 1200 sqft apartment, expect around ₹4000-6000 per month. But U7, did you check the quality of fixtures, like bathroom fittings and electrical switches? Sometimes builders cut corners there, and that leads to immediate expenses.
Bhai, I've heard mixed reviews about this builder's previous projects. ₹75L-1Cr for a completed project sounds good, but completion date pe kitna delay hua tha pehle? My friend bought near Akshayanagar, and they faced so many issues with quality after possession, like seepage and poor plumbing. RERA number toh PRM/KA/RERA/1251/446/PR/220214/004701 hai, but that doesn't guarantee everything for post-possession quality. Carpet area is usually 70-75% of super area, so expect that. Don't fall for glossy brochures and fancy amenities that are never maintained.
U5, builder ka naam toh nahi, but generally small and upcoming builders mein yeh problem zyada hoti hai. Saranya Sannidhi is a decent name, but the question is, are they maintaining their standards now that it's completed and people are living there? That's what we need to know from actual residents.
U3, kya builder ka naam bata sakte ho aapke friend ke project ka? Just for awareness. So many hidden costs also come up later.
Totally agree with you. Mere cousin ne bhi ek project mein book kiya tha in Aavalahalli, same story. Builders just show fancy amenities but maintenance is a nightmare later. Noise levels bhi issue ho sakte hain, especially if the project is near a main road, jo ki Saranya Sannidhi ke liye bhi suna hai.
Yaar, Saranya Sannidhi ka price range toh theek lag raha hai. ₹75L mein completed project milna is a big deal in this market. But carpet area wali baat sahi hai, bahut builders game karte hain. Any actual residents here who can confirm the carpet area efficiency?
