What builders don't tell you about super area in Gurgaon
Is super area vs carpet area still such a big issue with builders like DLF or M3M? My kids have moved out, so this big house feels empty now. We're looking to downsize to a compact 2BHK, maybe a small 3BHK, something manageable near a good hospital. We've been checking out properties, especially around Dwarka Expressway and Sector 82-84. Even saw some from Emperium Infrastructure near Pataudi Road. But yaar, brochures show a huge 'super area', but andar se itna chhota lagta hai. Is this still a big trap? And for payment plans, is construction-linked really better for someone like us, or should we push for something else? Don't want to get stuck with hidden costs later, especially with stamp duty and all. What's the real ground reality?

Yaar, this super area thing is such a headache! We are also looking to downsize, and every builder shows these huge numbers but actual usable space feels so cramped. Especially for 2BHKs, it's like they're selling you half a balcony as living room. My biggest fear is paying for something that doesn't exist. Dwarka Expressway projects are the worst for this.
