The super area trap is way more common than people think in Noida Extension, especially when upgrading to a 3BHK. I'm looking at a 3BHK in Eta I for my family, targeting around ₹1.2 Cr. Builders like Mangalya Buildtech often quote super area, but the actual carpet area can feel so much smaller. My wife needs good usable space for the kids, and I don't want to pay for inflated numbers. How do you guys verify the actual carpet area before signing anything? Is there a standard difference one should expect? I'm worried about paying for dead space. Any hacks to get clarity on this from builders?
