Okay I'll say what no one says – even working in real estate, I'm shocked by how many 'extra' costs pop up when buying a flat in Hyderabad. Builders like Salarpuria Sattva quote a base price for a 3BHK, say ₹1.2 Cr in Moosapet, but then the true all-in cost jumps. I'm talking PLC, parking, club house, electrification, maintenance advance, stamp duty, registration – it adds another ₹15-20L easily. And don't get me started on the super area vs carpet area games. They inflate the super area, making the per sqft rate seem lower, but you pay for phantom space. Are these charges even negotiable? Or just unavoidable? What were your biggest hidden cost shockers? Change my mind if you think it's fair.

The super area vs carpet area scam is the worst! I saw a 1500 sqft 'super area' flat in Begumpet, but the actual carpet area was barely 950 sqft. Builder was charging ₹6000/sqft on super area, making it seem affordable, but effectively I was paying almost ₹9500/sqft for usable space. And when I asked for a RERA breakdown, they just brushed it off. It's frustrating how opaque they keep these calculations.

So true! But then what do we do? How do you even factor in these 'extra' charges when you're just starting to look? Is there a fixed percentage we should assume on top of the base price? This whole process is so confusing for first-time buyers like us.

U3, exactly! What I learned the hard way is to always ask for an 'all-inclusive' cost sheet right at the first meeting. Don't just go by the per sqft rate. Make them list out every single charge, including GST, maintenance advance, corpus fund, everything. In Ameerpet, one builder tried to hide the electricity meter charges until almost signing the agreement.
Bhai, same pinch! My budget was 90L for a 2BHK in Alwal, but just the registration and stamp duty itself added over 7L. My dream is shattering slowly.
Totally agree with the post! This is exactly what I faced. I was looking at a project near Attapur, quoted ₹1.1 Cr for a 2BHK, and by the time they added everything – amenities, preferred location charges (PLC), even the GST on construction, it shot up by almost 18 lakhs. Builders show you one number and then layer on so many hidden costs. It's like a bait and switch. Negotiable toh kuch bhi nahi lagta, they just say 'standard charges hain sir'.
