Kids have moved out, so we're selling our big place near Sankey Road. Looking for a manageable 2BHK flat, maybe around Malleshwaram extension. Builder quotes always feel like half the story. Prestige Group mein bhi dekha, they quote ₹1.3 Cr for a 2BHK, but then PLC, floor rise, parking, maintenance deposit sab add ho jaata hai. Kitna aur upar jaata hai total cost? Aur negotiation kitna possible hai on these things in Bengaluru? Kya builders spot discount dete hain ya sirf 'no negotiation' bolte hain? Any tips to avoid hidden charges later?

Bhai, aapki baat bilkul sahi hai. I almost booked a flat in Adigara Kallahalli last year, base price was decent. But then they added 'infrastructure development charges' which were almost 5% of the total, plus a 'clubhouse membership' that was mandatory and cost 2 lakh! These things are never mentioned upfront. You only see them in the final offer letter. It felt like a bait-and-switch tactic.
U8, mostly I walked away. They were adamant. But a friend of mine, who eventually bought in Agrahara Layout, managed to get the 'clubhouse membership' waived after a lot of back and forth, because it wasn't clearly mentioned in the initial brochure registered with RERA. Always check the RERA documents for everything they're charging. Agar RERA mein nahi hai, you have a stronger case.
U3, did you manage to negotiate any of those charges down, or did you just walk away?
Exactly! Infrastructure charges are a new favourite. They also sneak in 'legal fees' and 'documentation charges' that are way higher than market rates. Mera friend toh shocked reh gaya tha jab usne final bill dekha.
Totally relate! Builders will show you a low base price and then nickel and dime you for everything. My friend faced the same with a project near Akshayanagar, it's so frustrating.
