What builders hide about handover surprises
Since last Diwali I've been eyeing properties in Dwarka and Vasant Kunj for a 3BHK, maybe ₹2.5-3 Cr budget. I work in real estate, but buying for myself is a whole different ballgame, yaar. Honestly, I know the super area vs carpet area games. But I'm really worried about the actual possession experience. Builders like DLF, Godrej, Omaxe – unka on-time delivery ka track record kaisa hai in Delhi? Matlab, do they stick to deadlines or are delays normal? Aur construction quality ka kya scene hai? Post-possession leaks ya plaster cracks, that's my biggest fear. Kisi ne Tata Housing ya Birla Estate ke projects mein aisa kuch face kiya hai? And the hidden charges – PLC, EDC, maintenance deposits – do these builders spring major surprises at the very end? I've heard some horror stories. Any insights on Raheja Developers' transparency on this front would be super helpful. Don't want any last-minute shocks.

Haan, jaise aapne Godrej ka mention kiya, mera ek colleague Godrej South Estate, Okhla mein booked tha. Unki delivery bhi 6 mahine late hui, aur jab mili toh kitchen mein seepage issue tha. Builder ne bola warranty mein cover hoga, but it took ages to fix. So yes, delays and quality issues, both are real.
