What builders never disclose about post-possession amenity handovers
Moved into our new flat 3 months ago and the reality is hitting hard now. Brochure mein world-class clubhouse aur squash court dikhaya tha, but ground reality bilkul alag hai. We can't even use basic facilities yet, while the maintenance team is already demanding ₹4 per sqft. Lift keeps breaking down on our floor, actually wait, thrice this week already. Is this standard practice across projects like Sattva Lake Ridge too, or did our builder take us for a ride? How are others dealing with this?

Sometimes the builder is waiting for fire NOC for the clubhouse wing while the residential towers are cleared, so they legally cannot open amenities even if they want to. Still, charging full ₹4 per sqft right from the first month without discounting missing amenities is unfair on a tight budget. Yes OP was just taking it as an example! But in Hyderabad market right now, even reputed A-grade builders are delaying phase-2 amenities while handing over phase-1 towers. If an upcoming society has 897 units, imagine the queue for lifts if two break down on day one.

Bhai, sales reps written mein kuch nahi dete. When we checked a project near Ameerpet, they promised heaven and earth verbally, but the agreement draft had zero clauses about amenity handover dates. I got so scared seeing that draft that I walked out immediately.
