What builders never disclose about promised clubhouse amenities
Been inspecting flats for six months now, and I'm honestly losing my patience. I work in real estate but buying for myself is different, especially when you see through the marketing spin. Looked closely at Prestige West Woods recently for our family. The glossy brochures promised top-tier sports setups and a functional clubhouse, but visiting on ground was frustrating. The badminton court looks surprisingly cramped, matlab nowhere near what was shown initially, and fittings feel cheap for this ticket size. Is the clubhouse actually usable daily, or did it just end up being a ghost facility post-handover? What has been your actual experience getting these snags resolved by facility management?

Now I am totally confused whether to even look at big gated complexes anymore. One side has stalled projects, other side completed luxury flats with cramped amenities. Did you finally decide against Prestige West Woods, or are you still negotiating on the price quote?
Is it really that bad though, or can the RWA fix the court matting and lighting later? I visited last weekend because my family liked the location. In Bengaluru today, resale prices are crazy everywhere, so getting a ready-to-move unit from a reputed brand feels safer than taking under-construction risk. Lekin agar basic snags management solve nahi kar rahi, toh resale flat lene ka kya fayda?
RWA can technically repair it, but getting 567 owners to contribute extra corpus for amenity upgrades is next to impossible. People who do not play badminton will simply refuse to fund new court flooring. We faced this exact headache while evaluating an older apartment near Aishwarya Crystal Layout last month, so do not count on RWA doing miracles quickly.
Brochure vs reality is the oldest trick in Bengaluru real estate. Sahi kiya jo site visit pe detail mein dekh liya.
Wait, didn't this project get completed way back? Checked the RERA details just now, RERA number PRM/KA/RERA/1251/310/PR/171014/000248 and possession was officially around August 2018. If snags are still visible after so many years, facility management is definitely slacking. Total 567 units sharing that single indoor court means daily evening slots must be practically impossible to book anyway.
Bhai 567 units for one court? Tab toh definitely ghost facility ban gaya hoga. Meri society search mein I saw similar issues in Agrahara Layout, on paper everything exists, ground reality mein booking app pe subah 6 baje slot khatam ho jata hai. First-time buyers always fall for the glossy 3D renders.
Same fear yaar! Spending 1.7 Cr to 5.0 Cr and getting compromised sports setups is my absolute nightmare as a first-time buyer. Main toh brochure dekh kar plan kar raha tha ki gym membership cancel kar dunga. Are the maintenance charges also unfairly high for this?
Yes, maintenance is quite steep across completed societies now, easily 4 to 5 rupees per sqft in central locations. Even near Akshayanagar where my cousin bought, they collect heavy amenity fees but the pool filter stays broken half the time. It really hurts when EMI is already stretching your salary.
