The resale market for 3BHKs in Sector 150 feels stagnant right now, RERA ke baad bhi. I work in real estate but buying for myself is different, you know. I'm looking at a 2BHK in Sector 78 or maybe a 3BHK in Noida Extension, budget around ₹90L-₹1.5Cr. My concern is, kitna time hold karna padega for decent appreciation, especially with all the project delays in under-construction projects like kuch ATS ya Godrej ke bhi? Even with RERA, completion dates slip, which hurts resale value later. Kya 2BHKs ki liquidity better hai for a 5-7 year horizon? Or should I just stick to ready-to-move, even if it costs more, to avoid the future resale headache? What's your honest take, community?
