My EMI vs rent calculation is driving me nuts right now. Fed up of renting, honestly. Godrej seems ready or nearly ready, which is a huge plus for avoiding under-construction delays and all that risk. Vishal Eastern Front is still ongoing, so I'm worried about possession timelines and builder trust. Is the appreciation potential really better for ready-to-move properties, or is there more upside with ongoing projects if they're from a good builder? I'm also wondering about the investor ratio in these places. Don't want to end up in a ghost society, you know? What's your experience with the end-user vs. investor mix in these developments? Is range mein you can definitely find some good ready-to-move options in decent localities like Anand Nagar, Sinhagad Road area. Instead of waiting till 2031, maybe explore something that's actually ready or getting ready in a year or two. Investor ratio wahan bhi check karna, but at least you'll have peace of mind about possession. Sometimes, the 'brand name' doesn't justify the wait and risk.
