What buyers only discover about amenities post-possession
Visited Sk Shri Shyam Apartment in New Delhi last Saturday. Brochures always look great, but real-world delivery? I'm in a 2BHK now, thinking of upgrading to a 3BHK there. That premium for 'luxury amenities' is big, not sure if it's worth it. They show 'state-of-the-art clubhouse' and 'lush green landscapes'. But kitna use hota hai ye sab? Maintenance charges bhi toh lagti hain. Is the service quality good for the charges, ya sirf bill badhega? Promised amenities often don't even work. Jin logon ne yahan possession liya hai, please share experiences. Promised vs delivered? Is the price jump justified, ya sirf EMI badhegi? Confused.

Dekho, current market conditions mein, especially in Delhi, builders are adding 'premium' for anything. The cost of materials, labor, and land has gone up. So, the amenities are a way to justify the higher per sqft price. But yes, quality control is often an issue. If you're budget-conscious, maybe look for projects with basic, functional amenities rather than 'luxury' ones. Sk Shri Shyam ki price range ₹48 L – ₹68 L is decent, but the extra for amenities might push it too high for a first home.
I visited a project in Ansal Villas last year, same story. Brochure mein Olympic-size pool, reality mein ek chhota tub. What I learned is to ask for a detailed breakdown of maintenance charges and what specific services it covers. Also, talk to existing residents if possible, not just the sales team. They will tell you the real picture.
My friend took possession of a 2BHK there last month. He said the clubhouse is functional, but the 'lush green landscapes' are mostly patches of mud right now. They've promised it'll be done in 6 months. He's happy with his flat quality though, just not the common areas yet. Service quality for common areas is still a question mark, but security is good.
Security is important, agreed. But 'patches of mud' for 'lush green' is a classic builder move. 6 months promise usually means 1 year minimum. Is the price jump for 3BHK worth it if amenities are half-baked? I'm looking at Anand Vihar properties too, wahan bhi same issues hain.
Oh, so some people have actually got possession? That's good to know. The original post mentioned October 2024 for possession, so I thought it was still pending. My agent said it's 'ready to move' toh I'm confused.
Maine toh booking cancel kar di thi Sk Shri Shyam ki. They showed me the maintenance charges estimate, aur woh toh RERA document mein bhi nahi tha clearly mentioned. Plus, the 'state-of-the-art' gym equipment looked cheap during a site visit, not like the brochure. Be careful, guys.
Bhai, this is my biggest fear! I'm also looking at Sk Shri Shyam, the 3BHKs look tempting but that amenities cost is hitting hard. My agent keeps saying 'investment hai', but I don't want to pay for a 'gym' jo saal mein do baar bhi use na ho. What if the pool is always dirty? I've heard so many horror stories from other projects in Dwarka.
Same pinch! I'm also a first-time buyer and this amenity premium is stressing me out. My parents say 'ghar lo, amenities nahi'. But then FOMO bhi hota hai. Sk Shri Shyam ka possession October hai na? Maybe wait for actual reviews then?
Exactly! My cousin bought in Alaknanda a few years back, unke project mein bhi same hua. Clubhouse ka kaam adhoora hai aaj tak. They keep paying maintenance but for what? Sk Shri Shyam looks good on paper, but I'm super skeptical now.
