What buyers overlook about LB Nagar before upgrading
LB Nagar keeps coming up every time I shortlist something for our family upgrade. Everyone glorifies it as this undervalued hub with metro, but okay I'll say what no one says... it has already peaked yaar. We need at least a 3BHK now for the kids' school admission nearby, but paying ₹1.1 Cr in congested Kothapet lanes makes zero sense. My wife's priority is an open society safe for the children, not this madness. Has this corridor hit its ceiling or am I missing something? Disagree? Tell me why.

I feel this so deeply. We started our hunt thinking LB Nagar is the practical middle-class dream with metro connectivity, but now I am just exhausted and confused. On one side you have older central pockets like Begumpet where budgets are impossible, and here you get quoted 1 Cr plus for no community amenities. Did you finally decide to drop LB Nagar completely, or are you still visiting sites this weekend?

Honestly even older areas like Ameerpet or Begumpet have better internal road planning than some of these retrofitted colonies in LB Nagar. Every time an old house gets sold, a G+5 builder floor comes up with eight flats and zero visitor parking. The lanes were never designed for this kind of vehicle density, and seeing this chaos makes me want to pause our entire flat hunt.
Is it really peaked though? I went to check Attapur last weekend thinking it would be cheaper, but prices there are already touching 7,500 per sqft for decent gated communities. If you look at LB Nagar, the flyovers under SRDP have reduced some bottleneck, but yes the inner residential colonies are completely choked. I am also stuck because my parents want East Hyderabad, but my budget is capped at 90 Lakhs max. Has anyone checked gated societies slightly further towards Mansoorabad or BN Reddy Nagar?
Water tanker dependency is a huge red flag for first-time buyers! We already spend so much on maintenance, then paying extra 2k every month for private water tankers will break our monthly calculation.
Jaise aapne bataya about Mansoorabad, I checked two projects there last month. Rates are around 5,200 to 5,600 per sqft, which fits our middle-class budget better, but water supply is mostly tankers right now. Manjeera connection is not consistent in those pockets yet. That is why I hesitated and did not pay the token amount.

Everyone says metro proximity will give crazy appreciation, but 1.1 Cr for cramped standalones with zero open space is terrifying for someone with a strict budget. Are the school options even that good inside Kothapet or will the kids be stuck in traffic every morning?
Haan bilkul, and with current market conditions where home loan rates are around 8.5%, stretching budget to 1.1 Cr for packed lanes makes me super nervous. I saw a project quoted at 6,800 per sqft near Victoria Memorial metro, but the approach road is barely 25 feet wide. Ek car aati hai toh dusri ko rukna padta hai.
Schools on that side are mostly along the main highway, so morning traffic at Kothapet fruit market junction is pure headache. My cousin moved there last year thinking kids could walk, but now he has to drop them by scooter everyday. If your priority is open space, this stretch will make you feel totally suffocated.
