What construction quality really means for your investment
Not proud of this but I almost bought into a project without checking the real construction quality. I'm currently in a 2BHK in Marathahalli and thinking of upgrading to a 3BHK or maybe a villa. Been looking at places like SSVR Crescent and others in North Bangalore. I'm worried about construction quality affecting resale value. After a year, do you guys see cracks, seepage, or fitting issues pop up? Does that kill tenant interest later? I mean, is the initial price difference for a 'premium' builder actually worth it long-term? Also, these fancy clubhouses and amenities... are they actually used, or just a ghost facility that drives up maintenance charges? Is the price jump for these premium amenities really justified for an investment property? My current building's gym is barely used, so I'm wary. What's your experience with maintenance charges vs. actual service quality in new projects? Is it value for money, or just endless bills?

For SSVR Crescent, with 60 total units, it sounds like a smaller project. Sometimes smaller projects have better quality control, sometimes they're more prone to delays because of funding issues. It's a gamble either way. What's the best way to check a builder's past project quality if they're not super famous?
I heard a builder, I won't name them, used substandard cement in a project close to Aishwarya Crystal Layout. A few years later, residents are facing structural issues. My cousin booked a flat near Akshayanagar, and the builder promised May 2023 possession. Abhi tak interior work bhi poora nahi hua hai. They keep giving new dates. SSVR Crescent ka possession May 2024 dikha raha hai, but ongoing projects mein delays common hain. How do we even trust these dates?
U5, RERA helps, but it's not a magic wand. It gives you a platform to complain, but the process is slow. My friend had issues with a builder in Agrahara Layout, RERA helped them get compensation for delay, but the mental stress was huge. Quality checks, you have to do yourself, ya fir kisi expert ko leke jao.
That's a valid point, U4. The RERA number for SSVR Crescent is PRM/KA/RERA/1251/446/PR/190125/002302. Does having a RERA number actually guarantee on-time possession or quality? Or is it just a formality that builders complete?

Haan yaar, my friend bought a flat in Aavalahalli, and the gym there is literally just for show. Maintenance charges are sky-high, but koi use hi nahi karta. It's just a way to inflate the property value.
Totally agree with U1. SSVR Crescent ka price range ₹73 L – ₹1.0 Cr hai, which is a big amount for first-timers. If quality is compromised, it's a disaster. What's the point of premium amenities if the building itself is shaky?
