What Gaur Saundaryam investors aren't telling you about yield.
Budget finalised, loan pre-approved – now stuck on Gaur Saundaryam for investment. I'm looking at the ₹1.95 Cr units. I work in real estate, so I know marketing spin, but what's the actual rental yield people are getting there? Has capital appreciation been decent post-completion? And is the resale market liquid enough, or is it mostly investors there creating ghost society risk?

Yaar, be very careful with Gaur Saundaryam. My friend invested there for rental income, but after possession in 2021, finding good tenants has been a struggle. The RERA number is UPRERAPRJ6335, so everything is legal,
Totally agree, marketing spin is real! But property looks good from outside. What about maintenance charges there? Are they reasonable or crazy high?
