What hidden construction issues surface post-possession?

The promised luxury in Gurugram projects often hides shoddy construction, I'm finding. My kids have moved out, so I'm looking to downsize from our big house to something manageable, maybe a 2BHK at Ireo Grand Hyatt Residences. I'm really concerned about actual construction quality after a year or two – do folks there see issues with cracks, seepage, or fittings failing? I've heard stories, you know. Also, how about the clubhouse and other facilities? Is it well-maintained and actually used daily, or does it feel like a ghost facility after a few months? And are the maintenance charges reasonable for the service quality, or just another high bill? Need real user experiences before I commit to resale of my existing property. Which would you pick if you were in my shoes?
