₹75 lakh for a 2BHK in Pocket K, Ghaziabad — is this price real ya phir aur bhi kuch add hoga? I'm looking at a project by Thapar Builders near Pocket K. Builder ne ek price quote kiya hai, but I'm worried about hidden costs. Stamp duty, registration ke alawa aur kya kya lagta hai? Maintenance charges, PLC, OC... seems like a lot. Also, construction-linked payment plan versus down payment. Which one is smarter in Ghaziabad? My parents keep saying down payment mein discount milta hai, but I'm not sure if that's true anymore. Any bad experiences with payment plans?

Bhai, ₹75L toh sirf base price hoga. Thapar Builders ka track record mixed hai. Ismein GST, stamp duty, registry, PLC, IFMS (Interest Free Maintenance Security), power backup, parking charge sab add karke dekho. Easily 10-12L upar jayega. Yeh 'real price' nahi hai, sirf ek starting point hai.
Haan bhai, same experience. Builders ka toh yeh standard practice hai. Base price se toh shuruat hoti hai loot ki.
