The 'all-inclusive' pricing builders quote is almost always misleading. I work in real estate, but buying for myself is a different ballgame, yaar. I'm looking at a 2BHK around Kundalahalli, maybe Keya Homes. They quote ₹1.2 Cr, but I know that's not the final figure. What hidden charges did you guys face *at possession*? Stamp duty, registration, parking ke alawa, what else pops up? Also, is pre-launch pricing actually a discount, ya phir woh bas marketing hype hai? Super area vs carpet area ka game bhi samajhna hai. Trying to calculate true ROI.

Be very careful with possession dates, especially with smaller builders in this market. Bengaluru market is slow right now, many projects are delayed or even stalled. Always check their RERA status and past projects for delays. Don't pay the last installment until you've done a thorough inspection and verified everything, including the carpet area.
That ₹1.2 Cr for 2BHK in Kundalahalli seems high for Keya Homes, especially if it's super area. The whole super area vs carpet area game is so frustrating! For ROI calculation, carpet area is key, and anything below 70% of super area is a red flag. How do you even verify the actual carpet area before possession? And what happens if it's less than promised, can you even fight it then?
Exactly! For my flat in Adigara Kallahalli, they slapped on an 'infrastructure development charge' and 'power backup installation' fee right at possession. It was almost 2.5 lakhs extra, totally unexpected. Keya Homes ka bhi track record sunte hain ki woh log bhi aise extra charges lagaate hain.
Yes, and sometimes they charge for 'car wash points' or 'gym equipment usage' upfront for 5 years. It's maddening how many things are extra, and you only find out when you're desperate to move in.
