What hidden red flags exist when buying in Yelahanka?
Most Yelahanka marketing pitches completely gloss over the acute water crisis. I work in real estate, but buying for myself is different. Hunted a 3BHK near Kogilu, but backed out after checking the tanker dependency and inflated 35% loading. Off the record, what other hidden traps am I walking into around Yelahanka?

So did you end up canceling completely, or are you checking other pockets like Thanisandra or Vidyaranyapura now? Main bhi confuse hoon whether to stretch budget for Tier 1 builder or just keep renting for two more years.
Honestly seeing all these issues everywhere. Yelahanka Old Town has decent BWSSB supply, but the moment you cross railway track towards new layouts, you are completely at the mercy of water mafia. Some people say Phase 2 metro will fix everything and prices will double, but living there today looks so stressful.
Bro water is genuinely terrible, tankers charge 1500 per load in peak summer around Kogilu and Jakkur belt. Has anyone checked groundwater depth in Aishwarya Crystal Layout recently? I heard borewells are digging past 1400 feet and still coming dry.
7500 maintenance? Meri toh EMI hi 45k hone wali hai, upar se itna extra kharcha kaise manage hoga. Thinking if buying an independent site towards Aavalahalli is safer than getting trapped in these high-rise maintenance loops.
Yes, a colleague living in Aishwarya Crystal Layout told me their maintenance shot up to 7500 per month just because of private water tankers last April. Current market in Bengaluru is so inflated that builders take 8000 per sqft and can not even guarantee drinking water. It really makes you second guess buying an apartment right now.
Check the Air Force Station funnels and height restrictions before signing anything in Yelahanka. One project I visited had upper floors stuck without OC because of NOC issues from defence authorities. My budget is barely 85 lakhs, I cannot afford my money getting locked for 5 years in litigation.
Wait, 35% loading near Kogilu? That is crazy! I was almost ready to give a token for a 2BHK there last week because sales team claimed super built-up was practically carpet area. Now I am terrified, are other builders doing this same trick near Agrahara Layout too?
Same here yaar, every site visit just gives me major anxiety. Between Cauvery water promises that never materialize and this fake area inflation, hard-earned savings waste hone ka pura risk hai.
Bhai, Agrahara Layout side also 30 to 33% is standard now, totally normal for these Tier 2 builders. I saw one brochure quoting 1250 sqft where actual usable carpet was barely 820 sqft. Even I got scared and stopped my search there.
