Honestly, I completely underestimated how tough negotiations are, especially for an investment property in Delhi. Just got a 2BHK in Badarpur, DPH Buildwell ka project. Builder bolta hai 'fixed price' but thoda toh hua. On a ₹1.6 Cr property, only managed to get around ₹1.5L off. Is this normal? Secondary market mein zyada scope hota hai kya? Also, all-in costs are a killer. Stamp duty, registration, PLC, parking, it all adds up. Kisi ne bataya nahi itna extra lagega. Investor perspective se, I'm thinking resale in Dwarka or Rohini might have offered more negotiation room. What's your take on secondary market deals for better ROI? Total cost of acquisition is key.
