Just got possession of my flat in Sector 48. Honestly, the final `all-in-cost` from Paramount Associates was more than I expected. Builders bolte hain fixed price, but kitna realistically kam hota hai? Anyone manage to negotiate good amounts off, maybe on PLC or other charges? Ya Gurugram mein `negotiation-tactics` useless hain?

Honestly, Gurugram ka market aisa hai ki builders ko negotiation ki zaroorat hi nahi padti. Demand itni high hai, especially for ready-to-move flats. They know someone else will pay the asking price. I tried negotiating for a 3BHK in Badshahpur last year, and they just flat out said 'take it or leave it'. My agent said current market conditions are totally in builder's favour. The only time you get a good deal is if it's a distress sale or a very old project with slow sales.
Haan bhai, Gurugram mein negotiation mushkil hai, but impossible nahi. Main bhi Sector 57 mein dekh raha tha, property rates especially on Airport Road side are just insane. PLC pe thoda bahut adjust ho sakta hai, but that's about it. Did you try asking for a waiver on maintenance advance?
U7, Airport Road pe rates 10k-12k/sqft se kam nahi milenge for good projects, especially near Basai. Builder other charges mein discount rarely dete hain directly. What works sometimes is if you ask for a slightly better payment plan, or maybe a free car parking slot instead of a cash discount. Cash mein they are very rigid, but in-kind benefits mil sakte hain if you push hard during the initial booking phase. Once possession is near, leverage kam ho jaata hai.
Good to know about the maintenance advance! Airport Road pe kya rates chal rahe hain abhi for a decent 2/3 BHK? Builder ne koi other charges mein discount diya tha kya final booking pe?
Yes, I did ask for a maintenance advance waiver when I booked my flat in Sector 82, and they gave a partial one! It's definitely worth trying, they sometimes have a small budget for such adjustments.
Totally relate! Builders will always say 'final price' but then add so many hidden costs. Meri bhi same feeling thi jab maine apna flat liya. It's like a never-ending list of charges.
