What I wish I knew about negotiation in Hyderabad

Kondapur Main Road — been looking at flats around here, especially Salarpuria Sattva. My budget for a 2BHK is around ₹1.1Cr, but prices seem super firm. Tried negotiating a bit on a 3BHK for ₹1.8Cr, but the builder barely budged. Is it just me or do builders here not really negotiate? Like, how much can you actually knock off, 2-3%? And what about all-in costs, like parking and PLC? I'm worried about hidden charges later. Has anyone had success getting a good deal recently?
