Honestly not sure if I'm making the right call here, but I'm looking to upgrade from my 2BHK in Vasant Kunj to a 3BHK or maybe a villa. Already have a home loan going on, so cash flow is important. Builder Deepak Kumar ke projects dekh raha tha, especially around Guru Harkrishan Nagar. Confused between construction-linked payment plans and a bigger down payment. Which one is smarter for an investor's cash flow? Bank-funded projects mein payment terms kaise hote hain compared to self-funded ones? Does it make a difference in the final cost? Any experience with this in Delhi?

Exactly, U10. I once saw a self-funded project near Anand Vihar offering a 'no EMI till possession' scheme, which sounded too good to be true. Later found out they had no approvals for half the floors. Bank-funded means some level of external scrutiny, which is good.
U4, good question. Bank-funded projects usually have stricter compliance and RERA checks because banks do their own due diligence before lending. This often means more transparent payment terms and less risk of project abandonment. Self-funded projects can offer more flexible terms initially, but the risk is higher if the builder runs into cash flow issues. Final cost mein direct difference nahi aata, but hidden charges ya delays se indirectly pad sakta hai.
Dekho, Vasant Kunj se upgrade is a big step. Cash flow important hai toh construction-linked payment plan (CLP) sounds safer, especially if you have an ongoing loan. But make sure the milestones are clearly defined and linked to actual construction progress, not just arbitrary dates. Mera ek friend Alaknanda mein book kar chuka hai, uska EMI construction ke 50% pe hi start ho gaya tha, which was tough.

Possession mein bahut delay kiya tha, aur finishing bhi compromise thi. RERA complaint bhi file ki thi unhone. Always check RERA portal for past projects, U7.
