Okay I'll be honest — I completely underestimated the secondary market. Just got possession of my 3BHK on Golf Course Extension. I pushed for a spot discount from the builder, but only got 1%. Now, similar resale flats in DLF Phase 1 are ₹1.8 Cr, way below my ₹2.1 Cr. Did I miss a trick? Is negotiating on secondary properties more effective than with new builders like Sunder Homes?

Totally feel you, yaar. Builder se discount nikalna toh lohe ke chane chabane jaisa hai. Mera bhi yahi haal hua tha jab main apne budget mein Badshahpur side dekh raha tha. Resale mein negotiation space zyada hota hai, but there are other risks too.
Exactly! Builder toh 1-2% se zyada hilta hi nahi. Lagta hai hum sab phans gaye ek hi jaal mein.
