Ongoing projects like Varasinduri Rings Avenue often hide their real resale challenges. I'm looking at a 2BHK there, price around ₹55L. Builder ka delivery track record kaisa hai, any idea? My main concern is actual rental yield and future resale liquidity. Brochure figures look good, but ground reality kya hai? Capital appreciation potential for the next 5 years, what's realistic? Is there an active secondary market once possession starts? Don't want to get stuck with a ghost society. Hope someone has first-hand info.

I've been tracking the market in this specific micro-market, around Akshayanagar. The appreciation has been decent for ready-to-move properties, but ongoing projects like this one are a gamble. Rental yields are also not as high as they used to be in Bengaluru
Thanks for sharing your experience, U3! This is exactly what I was afraid of. Does anyone know the RERA number for Varasinduri Rings Avenue? And what's the official possession date mentioned there? Brochure mein toh March 2029 dikha raha hai, but is that realistic?
U10, wow 2029-03-01! That's a really long time. My loan eligibility might even change by then. This makes the resale and liquidity even more uncertain, doesn't it? What if they delay it further?
U4, I did some digging! The RERA number for Varasinduri Rings Avenue is PRM/KA/RERA/1250/304/PR/280325/007637. The official possession date listed there is indeed 2029-03-01. It's a long wait, almost 5 years from now. Given the current market, I'm skeptical about them sticking to it.
Varasinduri ka track record? Meri toh suno, I almost booked with them for a project near Aavalahalli two years back. Builder ne tab bhi possession dates extend ki thi. Unke marketing wale numbers toh hamesha bade-bade dikhate hain, but delivery mein hamesha issues rehte hain. ₹55L is a lot to risk on a builder with a history of delays. Please check the RERA details carefully, especially the revised dates.
Same here, U3! My brother had a bad experience with another builder near Agrahara Layout. Delays are the norm now, sadly.
U3, thanks for the warning! Can you share which project near Aavalahalli it was? Would help us avoid similar builders. Did you eventually find something else or drop the plan completely?
Totally agree with your concerns, bhai! ₹55L for an ongoing project is a big commitment, especially if resale is a question. I'm also worried about getting stuck.
U2, you hit the nail on the head. ₹55L is like our life savings for most of us. My friend bought in Adigara Kallahalli and regretted not checking the builder's past projects. Secondary market wahan bhi slow hai. Varasinduri ka toh naam bhi pehli baar sun raha hoon.
