What I wish I knew before investing here

Visited Sector 35 with Goyal Estate Agency. They showed a 'ready' flat, but OC isn't even applied yet. What should I specifically check during site visits to avoid these surprises? How do I verify OC status myself?

Bhai, ye toh common trick hai builders ki! 'Ready' bol ke incomplete project chipka dete hain. Mere friend ke saath bhi Sector 35 mein same hua tha. Always check the RERA website for project status, wahan sab details mil jaati hain. Especially OC application status.
