My EMI for a 3BHK in DLF Independent Floors would be almost double my current rent, but honestly, I'm fed up of renting now. Finally taking the plunge for an investment. I'm looking at DLF Independent Floors; prices start at ₹2.22 Cr. Log bol rahe hain capital appreciation solid milega, but Gurugram ka market thoda unpredictable lagta hai. What's the realistic rental yield here? Is it enough to cover a decent chunk of the EMI? Also, resale market kitna liquid hai? Agar 5-7 saal mein exit karna pada, will I find buyers easily, ya ghost society ka risk hai? Builder ka track record toh accha hai, but project delivery ke baad ka scene kya hai? Has anyone here invested in these floors? What's your long-term ROI expectation?
