Since January I've been checking out projects in Pune, looking for an investment flat. I'm really worried about construction quality affecting resale value and future maintenance costs. My parents keep saying new flats often have issues within a year – think cracks, seepage, or bad fittings. Is this a common thing here? I visited Prakash The Hallmark Wings D E F and the show flat looks amazing, but what's the actual reality after a year or two of possession? Also, these projects promise so many amenities, like huge clubhouses and gyms. Do these actually get used daily, or are they just for show to justify premium pricing? Does a fancy clubhouse really attract better tenants or justify the high maintenance charges later? Honestly not sure how to factor these things in for long-term ROI. But yeah, my friend had issues with another builder near Amanora Park Town, fittings were cheap, paint peeling within 6 months. RERA bhi kuch khaas help nahi kar paya us case mein.
Haan bhai, seepage is common. Builder log bas jaldi deliver karte hain, quality ka dhyan nahi rakhte.
