Maintenance charges in Gurgaon are absolutely insane for what you get, tbh. I'm so fed up of renting and finally taking the plunge to buy, but this part of the EMI vs rent math for investment properties is stressing me out. Brochures for places like Adani Oyster Greens showcase these huge clubhouses and sports facilities. My question is, are they ever actually used daily by tenants, or are they just ghost facilities that add to my monthly outgoings? I'm worried they won't even justify a higher rent or resale premium. Anyone who's bought into these amenity-loaded projects, how do you factor this into your ROI? Are these 'premium' features worth the maintenance for an investor, or just a money sink?

My experience in a similar project near Airport Road was that the maintenance started high
Bhai, this is exactly what I'm worried about. The brochure for Adani Oyster Greens shows a possession date of 2026-08-01, and the RERA number is GGM/701/433/2023/45. That's still a long way to go, and who knows what the market will be like then. Are these builders just loading up on amenities to justify a higher price, knowing most of it will be underutilized by tenants?
I bought a 2BHK in a project in Badshahpur a few years ago that had all the bells and whistles – clubhouse, gym, even a small theatre. Tenants appreciate it, no doubt, but the rent increase it commanded was minimal, maybe 5-7% more than a non-amenity rich project. The maintenance, though, was 20% higher. So, for an investor, it's a tightrope walk. You need to factor in the premium you pay for the property itself too.
Good point about the possession date. The RERA number is there, but what about the actual rental yield people are seeing in similar projects? Is it even possible to get a decent ROI if maintenance is eating up a big chunk?

Haan bhai, same experience! That huge golf putting green in the brochure looks fancy, but who's actually going to use it daily? I feel like these are more for show than for actual utility. Do tenants really pay extra rent just for a golf putting green?
