Maintenance charges in Bengaluru projects are becoming a huge ROI killer, even for us who know the game. I'm looking at Prestige City Avalon Park for investment. Quoted maintenance seems fine, but kya actual service quality match karta hai? Specially for the clubhouse, is it really used ya just a showpiece? Does this affect future resale ya tenant attraction? Off the record, what's the real scene?

The clubhouse at Prestige projects can be hit or miss. Some are genuinely good and used, especially for kids' activities and community events. But for Avalon Park specifically, since it's still ongoing, it's hard to say. Sometimes these grand clubhouses are just for brochure photos, and then the actual usage is minimal, but the maintenance charges for it are always there. You need to check the actual occupancy rate and feedback from early residents once possession starts.
That's the real question. If the amenities are just for show, does it really help with future resale value or attracting good tenants? Log toh facilities dekhte hain, but unki quality kaun check karega?
I booked a flat in Aavalahalli two years back, not Prestige, but a similar builder. They promised a swanky clubhouse and all these 'premium' amenities. Guess what? Most of it is either not maintained or requires extra payment for usage. Mera electricity bill plus maintenance for common areas alone crosses 8-10k easily. It's a huge burden, especially for first-time buyers like us. Feels like a trap sometimes.

People are already struggling with current market conditions in Bengaluru, and these hidden costs just add to the burden. Samajh nahi aata itna paisa daal ke bhi kya assurance hai.

Yaar, maintenance charges toh har project mein headache hain. Builders quoted value toh kam dikhate hain, but once you move in, it just keeps increasing. Avalon Park ka sunke bhi yahi lag raha hai. I'm looking at a place in Akshayanagar, same story there.
Totally agree! Meri bhi budget tight hai, aur yeh extra costs toh pura plan bigaad dete hain.
