DLF City Phase I Independent Floors — looking at resale potential here. I'm worried about construction quality impacting long-term value. Are minor snags at possession usually a big deal for resale later? Also, does a fancy clubhouse genuinely attract higher-paying tenants or just add to maintenance?

Totally agree with the concern here. I bought in Phase III
Bhai, DLF ka track record toh mixed hai for independent floors. Snags toh pakka milenge, the real question is how quickly they fix them. Aur clubhouse ka toh sirf maintenance badhta hai, unless it's a super premium location like near Airport Road.
While I agree DLF isn't perfect, their Phase I properties generally hold value better than others, partly due to the established infrastructure. Snags are common with almost any new construction, the key is the builder's after-sales service. If they address issues promptly, it's manageable. I'd still say DLF's brand name carries weight in Gurugram, especially for premium locations.
Clubhouse is a luxury, not a necessity for most buyers. It's more of a selling point for brochure than a value add for resale unless it's truly world-class.
You're right about the mixed track record for DLF's independent floors. My cousin had issues with finishing quality in their Phase III project. They fixed it eventually, but it took months of follow-ups.

This project is priced ₹4.5 Cr – ₹8.0 Cr, that's a huge investment for a first-timer like me.
U1, that price range is indeed steep for a first-time buyer. My friend bought a similar unit in Badshahpur and faced endless issues with construction quality, even after paying top dollar. Make sure you get a thorough inspection done before possession.
For tenants, a good clubhouse is a plus, but they won't pay significantly more just for it. Location and interiors matter more for rental yield.
Minor snags are usually fine if they're cosmetic. But if it's dampness, bad wiring, or structural cracks, then yes, it drastically impacts resale. Clubhouse is a double-edged sword, it adds value but also huge maintenance.
