EMI vs Rent mein simple logic hai: agar aap 5-7 saal rehne wale ho, toh EMI better hai. Rent is dead money. But agar short term plan hai, ya job stability nahi hai, toh rent theek hai. Gaurs ke projects mein quality theek hai, but check RERA dates carefully. 2BHK for singles/couples, 3BHK for family growth. No clean resolution, just depends on your personal situation.
Meri personal experience toh ye hai ki 3BHK lo agar budget allow kare. Humne 2 saal pehle Alpha I Greater Noida mein ek 2BHK liya tha, ab family badh gayi hai, lagta hai chhota pad raha hai. Resale mein bhi 2BHK ka margin utna nahi mil raha jitna 3BHK ka milta hai aajkal. Rental yield bhi bade flats ka better hota hai, especially agar location achhi ho.
Appreciation ka toh pata nahi, but Noida Extension mein competition bahut hai. Aur construction delays ka record achha nahi hai. Current market conditions mein toh lagta hai rate thode stable hain, but sudden boom expect mat karo. Gaurs mein bhi delays suni hain, especially near Alistonia Estate side.

Log kehte hain Noida Extension mein appreciation potential high hai, but kya sach mein? Aur yeh EMI-rent ka chakkar toh sar dard hai. Koi batao, kya future mein 3BHK ka rental yield 2BHK se zyada hoga ya appreciation?
U8, sab Gaurs projects same nahi hote. Maine Gaurs Platinum Towers mein liya hai, possession on time milne wala hai. Quality bhi achhi hai. Noida Extension mein ache projects bhi hain, bas research theek se karo. Rental yield achha hai agar metro connectivity ho.
U2, Gaurs ke projects mein careful rehna. Mere ek friend ne Gaurs Gaur City 2 mein book kiya tha, possession 2 saal late mila. Rental yield bhi utna nahi mila jitna expect kiya tha. Especially Alpha-II Commercial Belt ke paas, competition bahut hai. Builder ke track record pe research karna bahut zaruri hai.

U1, long term ke liye 3BHK better hai, no doubt. Family badhti hai, aur WFH culture mein space ki demand badh gayi hai. Plus, 3BHK ka resale value bhi generally achha rehta hai. Renters bhi bade flats prefer karte hain, especially families.
