Aiims Apartment mein ₹1.22 Cr lagana abhi worth it hai kya? Everyone talks about its good location, but kitna capital appreciation expect karein for a completed project? Aur real rental yield kya hai, has anyone actually seen decent numbers? I'm worried about the investor-heavy crowd; ghost society ka risk nahi lagta kya? End-user kitne hain actually? Ab samajh nahi aa raha, isme invest karna sahi move hoga ya nahi. Change my mind.

Totally agree with you. This "investor crowd" thing is a huge red flag. My friend bought in a similar completed project near Alpha II and is now regretting it badly. Rental yield is pathetic, and resales are even worse because demand hi nahi hai end-users ki. Don't fall for the hype of 'good location' if the community isn't forming.
But seriously, what's the actual rental yield people are seeing? Koi real number batao please.
