What nobody tells you about Block E, Sector 18 maintenance

Okay I'll be honest — everyone glorifies Block E, Sector 18 for its location and metro connectivity, but nobody talks about the RWA drama and maintenance charges. My kids have moved out, I'm selling my big Ghaziabad house, don't need such a large place anymore. Looking for a compact 2BHK, maybe ₹70-80L, near a good hospital. But yaar, the maintenance costs in some societies feel like a second EMI, and for what? I've heard RWAs here are often ineffective, just collecting money. Is it really worth paying ₹4-5k every month for basic amenities? Plus, if I need to sell again in 5-7 years, is the resale market actually liquid here? Or will I be stuck with a flat that's hard to offload? Change my mind, please.
