What nobody tells you about builder delays in Gurgaon

Okay, I'm just so fed up of renting yaar. Landlord raised rent again, so finally taking the plunge in Gurgaon. Looking at projects near Dwarka Expressway. Honestly, builder ka delivery track record dekh ke bohot darr lag raha hai. DLF, M3M, Godrej – sabke reviews mixed hain. Suna hai bohot delays hote hain, especially with M3M. Should I expect delays even from builders like Godrej? EMI vs rent math already tight hai, can't afford rent + EMI. Has anyone recently got possession from these builders? Did they deliver on time? Aur hidden charges ka kya scene hai at possession? Matlab, kya expect karoon?
