What nobody tells you about builder delivery track records
Not proud of this but I almost got duped by a pre-launch scheme. I work in real estate but buying for myself is different, yaar. Dekh raha hoon V Square Group Housing mein. Builder ka track record on deliveries, especially for past projects, kaisa hai? Logon ko kya lagta hai, timely possession milegi? Also, resale market mein iski liquidity kaisi hai? Matlab, 5-7 saal baad easily bech paunga kya? Aur capital appreciation ka kya scene hai, kitna expect kar sakte hain?

I've been eyeing properties in Gurugram and seeing their listed possession date as 2018-03-01 for 700 units, it's a huge red flag. What's the actual ground reality? Any idea about their past projects, like the ones near Baharampur Naya? Timely possession toh bas sapna lagta hai ab.
