Okay I'll say what no one says about Goyal Luxury Floors. `Carpet-area-ratio` makes `per sqft` price less premium. Usable space kam for ₹2.65 Cr. High investor ratio means lower ROI. Change my mind.

It seems like a classic dilemma – do you go for brand value and exclusivity, or practical space and potential ROI? With only 4 units, it might attract a very specific niche, but the 'Not Applicable' RERA is definitely a red flag for me. I wonder if it's worth the risk for a first-time buyer like us. Kya lagta hai, isme long-term potential hai?
Just to clarify, the actual price range for Goyal Luxury Floors is ₹2.7 Cr, not ₹2.65 Cr. And possession date is slated for April 1, 2026. Only 4 units hain, so it's quite exclusive. But yeah, the carpet area is a common complaint for many premium projects now.
Honestly, I've heard mixed reviews about Goyal Luxury Floors. My cousin booked a flat in Sector 35 a couple of years back with a similar builder, and the possession got delayed by almost a year. The carpet area issue is real, but the investor ratio point is also valid – if everyone is buying for investment, who will live there? Resale value down ho jaati hai.
Exactly! The Faridabad market is already a bit slow for high-end properties right now. Investors are looking for quick appreciation, but if there's no end-user demand, it's just going to sit there. I'd be very cautious about the 'high investor ratio' claim; it usually means less community feel and more speculative pricing.
U3, about the RERA number for Goyal Luxury Floors – it's actually not applicable as per the project details. That's a bit concerning for an upcoming project, especially at this price point.
Aapka cousin ka experience kaisa raha with that builder? Rahul Mangla ka track record kaisa hai overall?
Dekho, luxury floors mein thoda premium toh hota hi hai. And Rahul Mangla ka naam hai market mein. Maybe the amenities or the location makes up for the carpet area? I was actually considering it for the prestige value.
Bhai, you hit the nail on the head! Carpet area ratio is a huge red flag for these 'luxury' projects. They show you a big super built-up area but andar se feels so small. ₹2.65 Cr for a cramped space, that too upcoming. It's ridiculous.
Usable space ka toh theek hai, but high investor ratio means lower ROI? How do you figure that? Aur iska RERA number kya hai?
Totally agree! I visited a similar project last month and felt the same. The usable space was so less, it just didn't justify the per sqft price they were quoting. This is why I'm so hesitant.
